Listen to the how and why of your project
· Your plans for use of the proposed space
· Who will use it
· The style you envision
· Your timeline for using the space
· Your real-world time and money constraints
· And other pieces of relevant information.
Advise the
client on formalities and regulations
· Zonal regulations
· Setback and FSI rules
· Number of stories and Dwellings that can be
constructed
· Viability of the plot with respect to development
control rules
Provide
rough sketches and schematic plans
· Schematic plans based on functionality of your project
· Further modifications to the plans until all agree on
the "look and feel" of thebuilding.
Provide
drawings and elevations
· Approval drawings to be submitted to authorities
· Assisting the client in the approval process
· Final working drawings
· 3D perspective views
· All other details required for bringing out our
imagination in to reality
Coordinate
with other consultants involved
· Based on the nature of the projects various
consultants will be involved
· Structural consultants
· Electrical consultants
· Plumbing and Mechanical consultants
Provide
specifications and other documents
· Complete set of Bill of Quantities (BOQ)
· Specifications for all the utilities and other systems
that will be part of your structure
· These specifications will be used by builders when
they bid on your job
· Preparing Tender Documents and inviting contractors on
behalf of the client to for the project bid
Review
contractor's bids
· Compare the bids submitted by the contractors
· Advise the client in finalising the contractor
· Make comparative statements and contract agreements
· Plumbing and Mechanical consultants
· Landscape consultants
Assisting
the construction process
· Closely coordinate with the builders and the
contractors
· Site visits when required
· Arrange for full time site supervisors if required
· Advise the client on quality issues |
